I took the drone up over League City and shot five places that are changing the map. Here is what you are looking at and what it means for the value of your home.

League City new developments, shot from the air. 41 seconds.

What You Are Seeing in the Video

  • Opening shot: South Shore Harbour and Clear Lake
  • Stop 1: Legacy by Hillwood, west League City
  • Stop 2: Wayside Coffee and Scoop Shop, 610 E. Main Street
  • Stop 3: Lilac Field, Hwy 96 at Isla Vista Drive
  • Stop 4: The League, 2771 E. FM 518
  • Stop 5: TownHarbour Estates, on the canals near Clear Lake

Legacy by Hillwood

This is the big one. Hillwood Communities is building about 1,630 homes on more than 700 acres on the west side of League City, right on the Friendswood border. Over 200 acres are lakes, parks and recreation. Ten builders are in, and Hillwood lists homes from the $400s to over $1 million. The first residents moved in early in 2026, and sales are expected to run another five to six years, per Community Impact. From the air you can see how much ground it covers.

Wayside Coffee and Scoop Shop

Not every development is a thousand homes. Wayside Coffee Co. and a scoop shop opened together at 610 E. Main Street in the League City Historic District at the end of the summer. Coffee in the morning, ice cream after dinner. Small local spots like this are what make Main Street a place people want to live near, and buyers notice.

Lilac Field on Hwy 96

Alexander Grene Development broke ground this spring on Lilac Field, a $78 million project on 24.5 acres at League City Parkway and Isla Vista Drive, next to Mar Bella. It mixes retail and restaurant buildings with small flex warehouses, and Shipley’s is the first named building, per Connect CRE. East League City has needed more places to eat and shop close to home. This helps.

The League on FM 518

The League at 2771 E. FM 518 is a planned six-story mixed-use project with shops, restaurants and apartments. Its leasing brochure shows the first restaurant pad delivering as early as 2026 and the main building in early 2027. It is one of the busiest stretches of FM 518, and this will make it busier.

TownHarbour Estates

Empire Homes is building canal-front homes at TownHarbour Estates, with access to Clear Lake and a residents-only marina. Plans start in the $700s, and move-in-ready homes are listed from about $1.13 million to $1.45 million. New waterfront in League City is rare. When it shows up, it resets what buyers expect from older waterfront homes.

What This Means for Your Home Value

New neighborhoods, new retail and new waterfront make League City a stronger place to own, and buyers pay for amenities they can reach in five minutes. But new construction is also your competition, so if you are selling nearby, your price and presentation have to stand up next to a builder with incentives and brand-new finishes.
