New Developments in League City, TX: The 2026 Guide

Updated October 2026

The short answer: League City is adding a 1,630-home master-planned community on the west side, a $49.76 million sportsplex, new shopping and dining on Hwy 96 and FM 518, and new canal-front homes with access to Clear Lake. And the city just cut its property tax rate for the 12th year in a row.

I have sold homes here for over 30 years. I have never seen this much going up at once. Here is what is coming, where it is, and what it means for the value of your home. I update this guide every time a project moves.

League City Development: Key Facts

  • Legacy by Hillwood: about 1,630 homes on 700+ acres, 10 builders, homes from the $400s to $1M+
  • Pat Hallisey Park: $49.76M construction contract approved Oct. 13, 2026, on 106 acres
  • Lilac Field: $78M mixed-use project on Hwy 96 at Isla Vista Drive
  • TownHarbour Estates: canal-front homes from the $700s with a residents-only marina
  • City tax rate: about 35.7 cents per $100 of value, the 12th straight cut

New Neighborhoods and Homes in League City

Legacy by Hillwood

Legacy is the biggest thing happening on the west side of League City. Hillwood Communities, a Perot company, is building about 1,630 homes on more than 700 acres along the Friendswood border, with over 200 acres of lakes, parks and recreation. The first residents moved in early in 2026, and home sales are expected to run another five to six years, according to Community Impact.

Ten builders are in, including David Weekley, Perry, Coventry, Beazer, Westin, Shea, Highland and Drees. Hillwood lists new homes from the $400s to over $1 million. The Homestead amenity center, with a clubhouse, resort-style pool, fitness center and event lawn, was slated for spring 2027 in the May coverage.

My take: new construction here competes with every resale home nearby. If you own on the west side, your price has to stand up next to Legacy, not just next to what your neighbor sold for two years ago.

TownHarbour Estates

Empire Homes is building along the canals at TownHarbour Estates, with access to Clear Lake and a residents-only marina. Plans start in the $700s, and move-in-ready homes are listed from about $1.13 million to $1.45 million.

New waterfront in League City is rare. When it shows up, it resets what buyers expect from older waterfront homes. If you own on the water, that matters when you sell.

New Parks and Recreation

On Oct. 13, council approved a $49.76 million contract with SpawGlass to build Pat Hallisey Park on the west side near Calder Drive and Ervin Street, Community Impact reported.

The 106-acre park will have 12 pickleball courts, five softball fields, four baseball fields, two soccer fields, two tennis courts, batting cages, two playgrounds, a memorial garden and a 10-foot trail. The city targets completion in summer 2028. It is funded with park dedication fees and sales tax revenue through the city’s 4B Industrial Development Corp.

New Shopping and Dining in League City

Lilac Field on Hwy 96

Alexander Grene Development broke ground this spring on Lilac Field, a $78 million project on 24.5 acres at League City Parkway and Isla Vista Drive, next to Mar Bella. It mixes retail and restaurant buildings with small flex warehouses, and Shipley’s is the first named building, per Connect CRE.

The League on FM 518

The League at 2771 E FM 518 is a planned mixed-use project with retail, restaurants and apartments. Its leasing brochure shows the first restaurant pad delivering as early as 2026 and the main building in early 2027.

Wayside Coffee on Main Street

Wayside Coffee Co. and a scoop shop opened together on East Main Street at the end of the summer. It is a small project, but local spots like this are what make Main Street a place people want to live near.

City Decisions That Affect Your Taxes

In September, council adopted a budget of nearly $333 million and lowered the city property tax rate from about 36.4 cents to about 35.7 cents per $100 of value. That is the 12th straight year League City has cut its rate, the Galveston County Daily News reported.

A lower rate does not always mean a lower bill. The city’s typical taxable home value rose to $375,000, so the estimated city tax bill went up $18.54 to $1,336.89. And the city is only one line on your bill. School, county and MUD rates are separate.

Council is also weighing new rules on where data centers can be built. I will add the outcome here once the vote is in.

What’s Coming in Friendswood, Pearland and Clear Lake

Legacy sits right on the Friendswood line, so Friendswood owners will feel it too. More traffic on the west side, more new construction to compete with, and more amenities close by.

In Clear Lake, the former Hilton on NASA Parkway is being turned into a 229-room Compass Hotel by Margaritaville with four restaurants, a lazy river and marina access, targeted for late 2027.

I am tracking more projects in Pearland, Friendswood and Galveston, and I will add each one to this guide as it is confirmed.

What It Means for Your Home Value

New parks, new retail and new neighborhoods make League City a stronger place to own. Buyers pay for convenience, and they pay for amenities they can reach in five minutes.

New construction is also your competition. A builder can offer incentives, rate buydowns and brand-new finishes. If you are selling a resale home near Legacy or TownHarbour, your pricing and your presentation have to account for that.

That is where experience pays. I know how projects like these move values block by block. Want to know what your home is worth today? Get your home value or call me.

League City Development FAQ

What new developments are coming to League City, TX?

The biggest are Legacy by Hillwood, about 1,630 homes on the west side; Pat Hallisey Park, a $49.76 million, 106-acre sportsplex; Lilac Field on Hwy 96; The League on FM 518; and TownHarbour Estates, new canal-front homes with Clear Lake access.

Where is League City growing fastest?

The west side. Legacy by Hillwood and Pat Hallisey Park are both there, near the Friendswood border.

Is League City’s property tax rate going down?

Yes. In September 2026, council lowered the city rate to about 35.7 cents per $100 of value, the 12th straight cut. Your total bill still depends on your taxable value and your school, county and MUD rates.

Are new homes in League City in a MUD?

Many new master-planned communities in the Houston area use a MUD or a similar district to pay for roads, water and drainage, and that adds to your total tax rate. Rates vary by neighborhood, so check the exact rate before you buy. I will pull it for any home you are considering.
